BRISBANE developer Tom Dooley has put another riverfront home on the market — only a few months after selling his previous house for $10.5m.

Adcock Prestige principal Jason Adcock is marketing 17 Julius St, New Farm, which comes with development approval for a jawdropping, four-storey, 14.5m tall home to replace the existing residence on the 688 sqm site.

Mr Adcock said Mr Dooley and his wife, Emily, had originally planned to live there themselves but had since decided to move elsewhere.

In one of the most significant sales of 2022 so far, Mr Dooley and his wife, Emily, only recently sold their luxurious, three-level home at 80 Uhlmann St, Hawthorne, in June.

Mr Adcock described the New Farm offering as a “unicorn” because of the scarcity of riverfront properties and the fact it had 32m of absolute water frontage with panoramic views of the river, the city skyline and the Story Bridge.

The DA-approved plans added significant value to the property.

“The buyer will have the freedom to appoint their own preferred luxury residential builder to guide the project through to completion,” Mr Adcock said.

“Once constructed and finished to the highest standard, it is expected that this residence will be positioned as one of the finest, most luxurious stand-alone homes along Brisbane’s inner-city waterfront and be worth somewhere in the vicinity of $20-plus million.”

The plans, by Tom Dooley Developments and architect Shane Plazibat, are for a residence with four levels of living, offering connection and separation.

Features would include an undercover pool and adjoining river terrace, a cocktail bar and wine cellar, a wellness gym with a steam room and a sauna, and a five-plus car garage with turntable.

The penthouse level would offer a whole-floor master retreat with a fireplace and private balcony, a dressing room, a circular bath and steam area.

“We have done a lot of work along this stretch of the river, with ‘Argyle’ being our seventh project,” Mr Dooley said. “We have been using Shane Plazibat as our architect for close to 20 years.

“As much as this is a unique site, in that it has a 32m frontage, it also has some challenges. “We have been able to fit the house into the landscape in a way that was complementary to the river frontage.”

Mr Dooley said he believed a Brisbane buyer would snap up the home.

The property is being sold together with the DA approved redevelopment plans via expressions of interest.
